Site Selection Partner Proves Invaluable to New Franchisee

AlphaGraphics’ new site selection partner, Javelin Solutions, is making a difference for franchisees – not only in identifying great center locations, but also in ever-important contract negotiations. Take Lee Tesdahl, for example, in Indianapolis.

Lee joined AlphaGraphics in 2012, building his book of clients while looking for the right storefront. He knew where he wanted to be – once he found the available space, he planned to sign a lease and open the doors.

“I was determined to open a new AlphaGraphics business center and had selected a few locations that were good options,” Tesdahl says. “I’ve signed leases before but I’m certainly no expert. So when (AG Director of Special Franchise Services) Michael Brown suggested I talk to Javelin, I was interested to hear what they had to say.”

Working with Tesdahl’s pre-selected options, Javelin helped him hone in on the right location and negotiated the lease, focusing on details that Tesdahl says he may never have considered.

“They really were working on my behalf, on things like the build-out, the power supply, getting the security deposit lowered,” he says. “They got the landlord to do all of the paint and flooring to AlphaGraphics’ specifications, and to build me a conference room, all at his expense. They also threw in three months of free rent. Of course, all of this was highly beneficial to me.”

Tesdahl says they sold the value of him as a business owner and of AlphaGraphics as a valuable tenant in the development. They didn’t want another restaurant, and the prospect of landing a respected brand like AG gave them leverage in the negotiation.

“I had a lay of the land, as I’ve been in this city for a while,” he says. “But these guys were true professionals. Their impact on the contract negotiation was huge.”
